We deliver the BEST by understanding that highly selective modern buyers of sophisticated homes prefer to put their mark on their one of a kind home but also would prefer to not have all the headaches, uncertainty, and years necessary to start from scratch in the creation of a new home.

 

 We buy the land, develop the design, provide all the architecture and engineering documentation, and set the final price for completion as a set price to eliminate the guesswork and risk that a normal process of hiring an architect and finding a contractor can bring.

 

 Our approach is to creatively image and develop a world class design and proceed with accomplishing the cumbersome regulatory submittal and approvals process which can take months and even years to get permitted. These hurdles can be especially challenging, expensive, and time consuming in coastal construction, especially beachfront.

In the case of our oceanfront Feature Beach House this process was

started in 2022 and we are currently awaiting interim design and

environmental approvals from Volusia County and the State of Florida.

 As is evident, our process clearly enables an early start toward completion and cuts at least a year or more off of the design, approvals, and construction process. The home buyer remains in charge and is able to determine what if any changes that might be desired to the specifications or adjustments to the layout and we can quickly provide a cost for those modifications before we proceed to final permitting.

 

 To save even more time, we can proceed into construction and allow some additional time to think about some of the finishes, appliances and such. Selective specification adjustments can be made even after construction is commenced.
